It means we’re available to step in whenever something unexpected comes up — a guest locked out, a minor issue to resolve, a quick local errand. On-demand support is billed separately based on the nature of the request. Package subscribers receive 5–15% discount on all on-demand services depending on their plan.
Onboarding is our first step together — we visit your property, collect keys, document the space, understand your preferences, and set up our systems so we’re ready from day one. It is included in all packages as a one-time setup at no extra cost.
For genuine emergencies — flooding, a lockout, a safety issue — we have an emergency protocol in place. Our standard hours cover the vast majority of guest needs, but we never leave a guest or owner without a solution in a real crisis.
Our Fully Hosted package currently focuses on Airbnb account management. If you list on other platforms, we’re happy to discuss what additional support is possible — just mention it in your enquiry.

We guide you through the entire Alojamento Local application — from document preparation to communication with the local Câmara. Renewal support is also available.
We always make every effort to contact the owner before taking any action that involves additional costs. As part of our agreement, we also establish a threshold up to which we may act without prior approval in emergency situations. We account for all such actions by sending a full report including photographic documentation and payment confirmations. Our emergency hourly rate is €30. However, if you are a subscriber and the situation requires only coordination — with no need for our physical presence — this service is already included in your plan. In that case, you only pay for the work carried out by subcontractors (e.g. a plumber or locksmith).
Anything that needs to be taken care of locally — restaurant reservations, transport coordination, grocery stocking before a guest arrival, a welcome hamper, or a specific owner request.You don’t have to be a subscriber to use our on-demand services.
Our packages run month to month. No long-term commitment — just 30 days’ notice if you wish to cancel.
Yes. Mothers operates as a registered business in Portugal and issues proper invoices including IVA. We’re happy to provide our NIF upon request.
Yes. We hold professional liability insurance covering our on-the-ground activities. We also recommend that property owners hold their own AL insurance policy — we can point you in the right direction.
Your keys are returned within 48 hours of the contract ending. All guest data and credentials are deleted from our systems within 7 days, in accordance with GDPR.
Absolutely. We send the full service agreement before you commit to anything. No surprises.
We operate across the entire Lagos–Sagres corridor, covering, among others: Lagos, Praia da Luz, Burgau, Salema, Hortas do Tabual, Vila do Bispo and Sagres. In each of these areas we cooperate with local Mothers and trusted subcontractors – which allows us to deliver services quickly, efficiently and without unnecessary costs, providing genuine on-the-ground support.
For properties beyond a certain distance, a small travel supplement may apply. We confirm this during your onboarding consultation — at no obligation.
You’ll always know who’s visiting your property. We work with a trusted, vetted network of local collaborators — and you’ll be introduced to the person responsible for your home before they ever set foot in it.
We’re a focused, local team — not a large agency. We deliberately keep our portfolio small so that every owner and every guest gets our full attention. We’ll always be honest if we’re at capacity.
Our team operates in English, Polish and Portuguese. Guest communication is handled in the guest’s language wherever possible.
